If my student loan is now in forbearance will first-time home buyer credits go toward paying off those loans?

Thursday, January 20th, 2011

Is there a stipulation under the law that would allocate the credit to pay of my loans instead of receiving the tax credit?
I received a very condescending and unintelligible response from Realtoratheart. The answer was reported and this person has been blocked. I am only seeking helpful answers.

Financial advice. UK First Time buyer 95% mortgage?

Friday, January 7th, 2011

I keep tabs on the economy and I am aware of the current climate here in the UK regarding house prices. I realise it is a fools time to buy for most people. I am willing to put money where my mouth is and take a risk for the right deal but need financial backing.

With the ever shrinking available loans available, are there any up to date price comparison websites or up to date advice for a 95%-100% mortgage at 3-3.5x income?

An easy 10 pts and our thanks for someone who can point us in the right direction:)

Does anyone know if there are any types of first time home buyer loans out there to repair houses?

Wednesday, October 20th, 2010

We’re looking to buy a home that needs some work. We were wondering if there were any types of loans out there that would allow us extra $ to fix it up. We know about rural housing already, but the house would have to pass inspection which in the condition its in now, wouldn’t happen. So we’re just looking at different loans that are available to us that could help us out a bit. Thanks!
Also, we want a fixed low rate. We have good credit.

What is better for a 1st time home buyer, Mortgage or Owner Finance?

Sunday, August 15th, 2010

I found a home I really like but its $97000 and my income is $1600 per month. They can give me either option to finance myself or mortgage. I want a mortgage because I would like to have everything escrowed and then refinance after 2 years. My credit score is 561 and maybe I can get a better interest after 2 yrs. What would be my best option?

Buyer Advantages – Owner Financed Home Buying – Austin, TX

Thursday, June 17th, 2010

Advantages for the buyer in an Owner Financed Home purchase.

Despite the elevated purchase price and higher interest rate, there are many benefits to a buyer who engages in an installment sale transaction.

1. Easy Qualification. The buyer, in many cases, prefers an installment sale to conventional financing because it does not require traditional bank income and credit approval. The buyer may have poor credit because of a divorce or recent bankruptcy. He may be self-employed and cannot prove income. He may be new to his job and cannot meet strict lender guidelines.

Even if he could qualify for a loan, the rate will be astronomical if he has poor credit. Furthermore, few conventional lenders offer fixed interest rate loans to people with a poor credit rating.

As you can see, there are dozens of reasons why a buyer cannot (or will not) qualify for a conventional bank loan. The installment sale becomes the perfect solution for him.

2. Credit Rating. An installment sale may give the buyer a chance to improve his credit rating by owning a home and making payments timely.

3. No Loan Costs. One of the biggest benefits for the buyer is not having to pay the costs associated with conventional loans. Points, origination fees, underwriting charges, appraisal, credit reports, title insurance and the plethora of other “junk” fees charged by conventional lenders can amount to thousands of dollars at closing. The buyer is free from these with an owner-carry installment sale.

4. Fast Closing. A buyer can close and move into a property within days, since there is no third party lender holding up the transaction.

Buyer Beware When it Comes to Financing Options

Thursday, February 18th, 2010

When it comes to securing financing for a small business, it may seem like there are many options out there, until you examine them closely. Many small financing opportunities are a great deal for the lender, but not for the small business. There are various programs that may appear to offer financing, but there are strings attached that make these programs a bad choice.

One method used is to offer small business financing that involves credit cards and limits. The lender offers your small business a credit card with a specific credit limit that can be used to make purchases. This option is not ideal for a few reasons. First of all credit card interest s generally much higher than a line of credit or loan, so your business can end up paying huge interest charges. Credit cards can not meet many of your small business needs, because salaries for workers, more space or a new building, and even equipment and supplies may not be purchased with these credit cards. This financing method benefits the credit card lender, because they receive high interest for the financing, and the small business is stuck paying exorbitant interest rates for credit that can only be used for certain things, many of which do not include helping the business grow and expand.

Another common small business financing options is to use a program that offers vendor credit. This is another common program available, and it is usually not that helpful for most small business owners. Vendor credit is great if the small business needs something from a specific vendor, but this credit is not versatile and can not help potential growth or expansion needs. This financing option can not help the business meet expenses, or make purchases anywhere but through the vendor offering credit. This financing option has a very limited scope, and is usually not very beneficial to a small business in these tough financial times.

The third financing option that many small business owners use, which may have not be very helpful, is to use financing programs that offer a low cash line of credit. These programs do offer cash financing options, but in very low amounts. For a small business, this may be as effective as not getting financing, because the amount may not be enough to keep the business going.

Instead of using traditional financing programs, there is a unique new small business financing programming option available. This program requires minimal documentation, offers cash financing anywhere from one hundred thousand dollars to one million dollars for small businesses, and requires no credit check, financial business documents, or tax returns. This financing program can help your business stay open without all the hassles and documentation that other financing options require, and you get the financing your small business needs in cash, which is how it can do the most good. This option is far better than the other choices, and can help you keep your small business profitable and growing instead of becoming stagnant and closing.
